What this calculator answers

A rental property combines a leveraged asset, a business with operating costs, and an illiquid sale. Bitcoin is a liquid price exposure without rent. Comparing property appreciation directly with BTC price growth misses the down payment, debt, cash shortfalls, and sale costs. This tool follows those cash flows so you can see which assumptions drive the difference.

How the calculation works

The rental’s starting cash is the down payment plus buyer closing costs. The Bitcoin alternative invests that same amount immediately. Each month, collected rent is reduced by vacancy and management, then taxes, insurance, maintenance reserves, other costs, and the mortgage payment are deducted. Every negative rental month requires fresh cash; the Bitcoin alternative receives an equal contribution on that month. Positive rental cash flow is retained at zero interest. At the horizon, the property is sold, selling costs and remaining mortgage are deducted, and retained cash is added.

Rental ending wealth = property sale value − selling costs − remaining mortgage + retained positive cash flow.

Worked example

Consider a $100,000 property purchased entirely in cash, with no closing or selling costs, no appreciation, $1,000 monthly rent, no vacancy, and $200 monthly operating costs. Over one year it retains $9,600, so rental ending wealth is $109,600. The equally funded Bitcoin investment begins at $100,000 and remains there at 0% price growth. If instead the rental loses $100 each month, both alternatives receive $1,200 of additional funding; the comparison does not hide that extra commitment.

How to interpret the result

Compare the up-front cash and additional deficit funding as well as ending values. A property with attractive terminal equity can still require a cash reserve you cannot comfortably fund. Rent growth, vacancy, and maintenance matter independently of appreciation. The management percentage applies to rent actually collected, while taxes and maintenance reserves are percentages of property value. Insurance and other costs follow their separate growth input.

Assumptions and limitations

This model is before income and capital-gains taxes. It excludes depreciation deductions, financing eligibility, loan rate resets, transaction delays, exceptional repairs, and the value of your management time. Enter HOA, landlord-paid utilities, or applicable mortgage insurance in other monthly costs. A maintenance reserve is treated as spent rather than returned at sale. Property tax assessments may not follow market value in your jurisdiction.

Useful questions

Why give Bitcoin extra contributions when the property loses money?

The comparison holds external funding equal. Without that adjustment, the rental would quietly consume more of your money than the Bitcoin alternative. Positive rental cash is already counted as part of rental wealth.
